The first price is the whole game.

Attention on a new listing is usually highest in its first days. Price high to test the market and that attention passes. Cut later and you teach buyers to wait. The work happens up front. We launch once, at a price the closed sales can defend.

Countywide, homes priced right on day one sold in a median of 17 days and brought full original asking price. Homes that started high and reduced later took 63 days and closed at 95.2 percent of the original ask (UtahRealEstate.com, May 1 to July 31, 2026).
