This is a market analysis I prepare myself. It is not an appraisal. If your home is unusual enough that I need longer, I will tell you on day one rather than go quiet.

What happens next

  1. You send the address. That is the only thing I need to start. No account, no phone call first, no questionnaire about your kitchen.
  2. I pull the closed sales. Recent sales close enough to share your streets, your block pattern and your school assignment, checked against what I know from walking the area.
  3. You get a range and the reasoning, within one business day. The comparable sales come with addresses and sale dates, so you can look them up yourself, along with the adjustments I made and what is selling right now in your price band.
  4. If you want a listing price you can defend, I walk the home in person. Photographs undersell some houses and flatter others, and the difference between two identical bungalows is usually something you can only see by standing in the room.

There is no step here where you have to decide anything. Most people who ask are working out whether a move is realistic this year, and that is a reasonable thing to want a number for.

Why a range and not one number

Nobody can name the exact figure your home will close at before it goes on the market, and the ones who try are guessing with more confidence than evidence. A range is the accurate form of the answer: it tells you the band the closed sales support, and it leaves room for what a spreadsheet cannot see.

What this is, and what it is not

This is a market analysis I prepare myself. It is not an appraisal. When a buyer finances a purchase, the lender orders its own separate report from a separate licensed professional, and that report is the one the loan relies on.

Every number I hand you carries the date I pulled it. The closed sales come from the MLS, refreshed weekly, so what you are reading tracks the record within a few days.

Is there any obligation?

No. The assessment is free, it arrives by email, and it ends there unless you write back. There is no follow-up sequence and no call unless you ask for one.

"Free" attaches to the assessment itself. Brokerage services are paid at closing, under a written agreement we would both sign before I represent you. If you read the range and decide to stay put, that is a perfectly good outcome and it costs you nothing.

How I market a listing

Every listing I take goes to the MLS and to the public portals that pull from it, inside the window the listing agreement sets. That window is written into the agreement before you sign it, so what you have is a date rather than a promise.

Private or delayed marketing happens only on your written instruction, and only after I have shown you what the choice costs. Zillow's 2026 analysis of 6.2 million transactions from 2023 to 2025 found off-MLS sellers closed about 1.3 percent below comparable MLS listings, roughly $4,230 per home (published May 2026). If you have a reason to keep a sale quiet, I will write the instruction the way you want it, with that number in front of you first.
