Information I Collect

Contact Form

When you fill out the contact form on this site, I collect your name, email address, phone number, message, and the page you sent it from. It comes to me by email, and a copy is kept as a lead record so I can answer you and find the thread again if we carry on talking. Nothing automated runs off that record. There is no follow-up sequence and no call unless you ask for one. Ask any time and I will delete it.

The home assessment form on the sell page collects the same details plus the address you want me to look at, and it is handled the same way. If you type an address into that form and stop before sending, the address still reaches me on its own. Ask and I will delete it.

Mailing List

There is no mailing list. I do not run a newsletter, so there is nothing to subscribe to and nothing to unsubscribe from. The only list here is the contact records described above. I do not sell or rent the list, and I do not hand it to another agent or a lender.

Analytics

This site uses Umami, a privacy focused analytics tool, to collect anonymous information about how visitors use the site: pages visited, referrer, device type, browser, and country level location. I run it on the same server that serves these pages, so the visit data does not go out to an analytics company. Umami does not use cookies and collects no personally identifying information.

How I Use Your Information

• Contact form submissions are used to answer you, and to keep the thread if the conversation carries on.
• Analytics is used to see which pages get read and to fix the ones that do not work.
• I do not sell or rent your personal information, and I do not hand it to anyone else for their own use. The services listed below handle it to do their job for this site, and that is the whole of it.

Contacting You

Sending either form on this site is a request for an answer. I reply by email, and by text or phone if you gave me a number. I do not run marketing texts or automated messages. If you want me to stop contacting you, say so and I will.

Cookies

The analytics on this site are cookieless: Umami sets no analytics cookies, so there is nothing to opt out of. Cloudflare may set a cookie of its own to keep the site up and to run the check on the assessment form. You can clear or block cookies in your browser settings at any time.

Third-Party Services

Everything a page on this site loads from somewhere other than my own server, as of September 9, 2026:

• Cloudflare: DNS and CDN for the whole domain, and the protection sitting in front of it. Two parts of it run in your browser: the check on the home assessment form, and a script that scrambles my email address in the page source. Cloudflare Privacy Policy
• jsDelivr: Ghost, the publishing software this site runs on, loads two of its own scripts from this network on every page, one for member accounts and one for the search box. jsDelivr Privacy Policy
• Instagram: nine of the thirteen neighborhood guides carry a walk video, and those nine pages load an embed script from Instagram. No other page on the site loads it. Instagram Privacy Policy

• Umami: visitor analytics, self-hosted on the same server as the rest of the site. Umami Privacy Policy

The typefaces are served from this site rather than from Google Fonts, so opening a page here does not tell a font host that you did.

Data Retention

Analytics data is stored on my own server as aggregate, anonymized visit counts. Contact form submissions arrive in my email and are kept as lead records until you ask me to delete them.

Your Rights

You can ask me for a copy of anything you have sent through this site. You can also ask me to correct it or delete it. Write to the address below and I will do it.
