I lived in Sugar House for eight years, long enough to learn the grid east of the park: the brick bungalows, the coffee lines on a Saturday morning, the hum of 2100 South, and the quiet one block off it. Most of daily life here happens within walking distance.

Houses and condos are two different markets

Across Salt Lake City, single-family homes are sitting at about 2.2 months of supply, and the well-priced ones sell in just over three weeks at full list. Condos and townhomes are closer to 4.8 months, with more than 200 newly built homes listed in Salt Lake City this year adding real choice. Sugar House has plenty of both. Bungalow sellers still hold a strong hand, while condo and townhome buyers finally have room to shop and negotiate.

More homes within FHA reach than anywhere in the county

About 63% of Salt Lake City's active listings are priced within FHA financing range, the largest pool in the county. With FHA workable up to roughly a $660K purchase price and Utah Housing's FirstHome program reaching to $666,600, you don't need 20% down to land near Sugar House. For first-time buyers, that's a rare opening in a neighborhood this competitive.

The first price does the heavy lifting

Citywide, homes priced right on day one sold in a median of 13 days, while homes that had to reduce first took 79. If you're selling in Sugar House, my advice is to price it right the first time and let the neighborhood's built-in demand do the rest. With overall supply still tight at 2.8 months, well-positioned listings move quickly.
