About West Jordan
West Jordan is one of the largest cities in Utah, and in my read it gets less attention from buyers than the numbers deserve. It sits between South Jordan to the south and Taylorsville and Kearns to the north. Bangerter Highway runs through the middle of the city, and I-15 is a short drive east. The housing stock ranges from well priced ranchers built in the 80s and 90s to newer construction closer to the South Jordan border.
Buyers who want more space for their money without moving as far south as Herriman often land in West Jordan. The location is convenient and the schools are solid. The price per square foot is hard to beat for what you get.

Where rates stand
The 30-year rate is sitting at 6.55% as of July 16, 2026. As an example, a $500K home with 10% down pencils out to roughly $2,859 a month in principal and interest. Rates aren't what they were a few years ago, but West Jordan's price point keeps the math more approachable than most of the valley.
FHA buyers have real room here
Salt Lake County's 2026 FHA loan limit supports a purchase price around $660K with 3.5% down, and Utah Housing's FirstHome program reaches to $666,600. Most of West Jordan's typical price range sits under those caps, so low-down-payment buyers have options across most of the city. I can't say that about every city in the county.
The first price does the heavy lifting
Across Salt Lake County this spring, homes priced right from day one sold in a few weeks, while listings that needed a price cut took two months or more to find their buyer. If you're selling in West Jordan, my advice is to price it right the first time. If you're buying, homes that have been sitting are often where the negotiating room is.

Value Per Square Foot
West Jordan consistently offers more house for the money than the suburbs to the east, and it runs about even with South Jordan and Riverton per square foot. Buyers who run the numbers often end up here after looking at Sandy or South Jordan.
Jordan Landing
One of the valley's largest retail and dining corridors is right in West Jordan. Costco is there, along with a long run of restaurants and theaters. Most everyday errands stay inside the city.
Freeway Access
Direct I-15 and Bangerter Highway access puts West Jordan in a strong commute position. Downtown runs about 20 to 25 minutes, and Silicon Slopes is a straight shot south on Bangerter.
