Almost no new construction, and it shows

Sandy is essentially built out: only about 30 single-family building permits were issued here in the year through May 2026 (U.S. Census Building Permits Survey). That scarcity keeps buyer demand focused on resale homes, and well-priced listings are selling in about three weeks at full asking price. Of the thirteen valley markets I track, this remains one of the healthiest.

Price it right the first time

Buyer traffic peaked in early spring and has eased into summer, so the market is less forgiving of a high starting price than it was in March. The spring numbers were blunt: homes priced right from day one sold in about 11 days, while homes that later needed a price cut took around 76. If you're selling this summer, the first two weeks on market are where your leverage is. Let's get the number right before the sign goes up.

Schools support value, and there's an FHA sweet spot

East Sandy feeds two of the best-rated schools anywhere in my coverage area, Willow Canyon and Quail Hollow, and those boundaries hold up in the sale prices. For buyers, the financing math matters too: an FHA loan in Salt Lake County works up to roughly a $660K purchase price, and Utah Housing's FirstHome program reaches $666,600. With Sandy's median list at $735K, the mid-$600s are the bracket to watch closely.
