About Riverton

Riverton grew fast through the 1990s and 2000s and is largely built out today. The appeal starts with newer construction and location: Silicon Slopes sits about 15 minutes away, downtown Salt Lake about 25. If you want newer without going to Utah County, Riverton is often the answer.

The city has a mix of established neighborhoods built in the 1990s and 2000s alongside newer master planned communities going up today. The value per square foot compared to the east bench makes it consistently popular with move up buyers who want more house.

One of the fastest-moving markets I track

Riverton remains one of the fastest-moving markets in my coverage area. The typical active listing has been up for about six weeks, and buyer search interest hit a twelve-month high in late June. With 94 homes for sale and roughly three months of supply, the balance between buyers and sellers here is still steadier than most of the south valley. If a home checks your boxes, plan to see it early.

The median home sits right at the FHA line

An FHA loan in Salt Lake County can finance a purchase up to roughly $660K, and Utah Housing's FirstHome program reaches $666,600. Riverton's median list price of $650K sits almost exactly on that line. For first-time and FHA buyers, that means an unusually large share of this city is within reach with as little as 3.5% down. If you're selling in the mid-to-high $600s, where your price lands relative to that line changes how many buyers can finance your home. That is a number to get right on day one.

Plan on concessions (most sellers do)

About two-thirds of the Riverton homes that sold this spring included seller-paid credits, typically around $10K toward closing costs or a rate buydown, so I build that into every net sheet and every offer here. And even in a market this healthy, pricing discipline pays: homes priced right from the start sold in about 14 days, while those that needed a price cut took around 61. The first number on the sign is the one that matters.

Riverton is served by the Jordan School District and consistently ranks among the top areas in the county for school quality. Riverton High School has a strong reputation across the south valley.

Silicon Slopes Access

Adobe and Qualtrics anchor the Silicon Slopes corridor along I-15 in Lehi and Provo, with dozens of tech companies around them. Riverton sits about 15 minutes from the Point of the Mountain, so you can work that corridor while living on the Salt Lake County side.

More Space for the Money

Compared to Sugar House or Holladay, Riverton gives buyers significantly more square footage and newer construction at a similar or lower price point. Larger lots with three-car garages and open floor plans are the norm rather than the exception.
