Cottonwood Heights sits at the base of the Wasatch Mountains with Big and Little Cottonwood Canyons right out the back door. On a good morning you can be at Solitude or Brighton in about half an hour. On a summer morning, the canyon trails are just as close.

The housing stock is a mix of older split levels and ranches alongside newer builds and renovated homes. Lots tend to be generous, and the streets stay quiet. The views explain the premium.

Your first price does the heavy lifting

Homes here are closing about 2.5% below their original asking price on average, and just over four in ten reduced at least once before finding their buyer. At Cottonwood Heights price points, that gap is real money. My advice doesn't change: price it right the first time and let the location do the rest.

Tight supply, steady demand

With 64 homes on the market and about three months of supply, this is still a tight market. With almost no new construction here, that is unlikely to change soon. Homes priced right on day one are selling in under two weeks, and buyer interest has held strong through midsummer.

An opening for FHA and first-time buyers
