About The Avenues

The Avenues sits on the bench northeast of downtown Salt Lake City, climbing gently toward the foothills. The streets run alphabetically from A Street to U Street, lined with Victorian and craftsman homes built between the 1880s and 1940s. It is one of the oldest residential neighborhoods in Utah.

What makes The Avenues unusual for Salt Lake City is its urban density. You can walk to coffee shops, the farmers market, City Creek Canyon, and the Capitol in the same morning. Turnover is low and demand is consistent. The supply of 1890s houses is fixed.

Historic homes are the fast lane

Salt Lake City is really two markets right now. Single-family homes, the Victorians and bungalows the Avenues is built on, sit at about 2.2 months of supply citywide and are selling in just over three weeks at full asking price. Condos and townhomes face far more competition, so houses here are the segment holding pricing power.

More homes within FHA reach than anywhere in the county

About 63% of the city's active listings are FHA-financeable, the biggest first-time-buyer pool in the county. With the 2026 FHA limit supporting purchases up to roughly $660K at 3.5% down, and Utah Housing's FirstHome program reaching $666,600, I'm telling buyers who assumed a historic neighborhood was out of reach to take another look.

The first price does the heavy lifting

Citywide, homes priced right from day one sold in a median of 13 days; homes that had to reduce later took 79, and about a quarter of today's active listings have been sitting 90+ days. My advice for Avenues sellers is simple: price it right the first time and let the fast-moving historic segment work for you.
